Scan to BIM model of The Banner School historic educational facility renovation
Overview

Tejjy proudly got associated with the historic building, founded in 1982 by Elinor Miller.  One of Frederick County’s first non-sectarian private school. As the Banner triangle believes in a growth through community inclusion , so do Tejjy Inc. The legacy school has expanded over the decades, relocating from a modest farmhouse to its current site on North Market Street.

It was a sentimental value project to retain the architectural intricacies. As well as delivering to the school’s long-standing dedication towards educational excellence and adaptive growth.

As part of The Banner School’s 3D scan to BIM renovation workflow, Tejjy Inc. digitally documented the existing conditions. The project involved scanning a large educational campus with multiple historically significant buildings, supporting the design team with detailed as-built models for renovation and restoration.

Given the historical significance of the buildings, interior and exterior laser scanning was crucial for preserving architectural and structural integrity. Using Matterport Pro3  point cloud data was gathered, registered, and cleaned for heritage restoration. The detailed, non-invasive documentation of the structure.

The Digital Strategy Behind the Work

Scope of Services:

  • Comprehensive 3D laser scanning of interior and exterior spaces across multiple school buildings.

  • Capture of architectural and structural elements for precise renovation planning.

  • Use of Matterport Pro3 and LiDAR-based tools to generate accurate point cloud data.

  • Data processing including registration, noise reduction, and cleanup for optimal BIM conversion.

  • Delivery of scan-to-BIM-ready data for architects, engineers, and preservation experts.

  • Emphasis on non-invasive techniques to maintain the heritage value of the structures.

Digital Transformational FAQ

How was the point cloud data processed for historic educational BIM modeling?

After data acquisition, point cloud was registered, aligned, and cleaned to remove noise and irrelevant artifacts. We used industry-standard software such as ReCap Pro, NavVis, and FARO Scene, ensuring the data was optimized for smooth conversion into Revit-based BIM models. There are few scan to BIM checklist which one should take care.

What level of detail (LOD) was achieved in the BIM models?

The Revit model for educational facility renovation project was developed to LOD 300. It included  detailed representation of architectural and structural elements. the level of information supported design coordination, renovation planning, and facility management without overburdening file size.

How did Tejjy ensure accuracy in scanning large-scale historical structures?

We implemented multi-station scan registration and geo-referencing techniques to ensure global alignment of scans across multiple buildings. Target-based and cloud-to-cloud registration methods were used to achieve high spatial accuracy while preserving the architectural features.

What challenges are associated with Scan to BIM in historical educational buildings?

Challenges include:

  • Irregular geometry and deformations in older structures
  • Limited access to certain areas due to ongoing operations or fragility
  • Need for high data accuracy to guide preservation efforts
  • Aligning scans across multiple buildings and floors for a unified BIM model
  • Tejjy Inc. addresses these challenges through advanced registration techniques, phased scanning, and on-site QC checks.

Can scanning and modeling process be scaled for other educational institutions or campuses?

Absolutely. Tejjy Inc. specializes in scalable Scan to BIM solutions for universities, K–12 schools, and other large public or private educational facilities across the United States. We tailor our workflows based on campus size, building types, and renovation needs.
