Hotel Arboretum is located in a prime area of Washington, D.C., surrounded by key government buildings and major attractions, with convenient access to Union Station, the DC Convention Center, and the Metro Red Line. 

As a modern hospitality facility, the hotel required accurate site documentation to support planned renovations, infrastructure upgrades, and long-term operational management. Tejjy Inc. was brought on board to execute a comprehensive Scan to BIM workflow, ensuring precise digital capture of site topography, utilities, and external infrastructure to facilitate informed decision-making and future development.

The project team leveraged 3D laser scanning and point cloud to BIM conversion to create a federated model of the site’s external conditions. 

• Captured topography, roads, pavements, manholes, and utilities through high-resolution scanning. 
• Generated a TIN surface model for accurate terrain representation. 
• Modeled street lights, traffic lights, signboards, bollards, fencing, side walls, and electrical poles. 
• Ensured quality validation of BIM outputs against point cloud data. 

This approach provided the client with a single source of truth for site documentation, minimizing errors and enabling seamless coordination.
